Exam Format Overview

The Florida real estate exam is administered by Pearson VUE at testing centers throughout the state. All 100 questions are multiple choice, each with four answer options. There is no penalty for guessing, so you should always answer every question even if you are unsure.

📌 Key fact: You need 75 out of 100 correct answers to pass. That means you can miss up to 25 questions and still earn your license.

What Topics Are Covered?

The Florida real estate exam is based on the FREC (Florida Real Estate Commission) approved curriculum. The questions are divided across two broad areas:

Content Area Number of Questions % of Exam
Real Estate Principles, Practices & Law 45 questions 45%
Florida Real Estate Law & FREC Rules 45 questions 45%
Real Estate Math 10 questions 10%

The exam covers a wide range of topics including property ownership, contracts, agency relationships, fair housing, financing, appraisal, closing costs, and Florida-specific laws and FREC regulations.

The 10 Math Questions

Many students dread the math section, but 10 questions is very manageable. The most common math topics on the Florida exam include:

  • Commission calculations
  • Prorations (taxes, rent, interest)
  • Documentary stamp taxes and intangible taxes
  • Loan-to-value ratios
  • Net proceeds and seller costs
  • Property tax calculations

A basic calculator is allowed during the exam. Practice these calculations until they feel automatic — getting all 10 math questions right gives you a huge cushion.

How Long Does the Exam Take?

You have 3 hours and 30 minutes to complete the 100 questions. That works out to about 2 minutes per question, which is plenty of time for most students. The vast majority of test takers finish well before time is up.

If you get stuck on a question, flag it and move on. Come back to it at the end rather than burning time on one difficult question while easier ones wait.

What Happens If You Fail?

If you score below 75, you will receive a diagnostic report showing which content areas you missed the most. You can retake the exam as many times as needed — but each attempt requires a new exam fee and scheduling through Pearson VUE.

Most students who fail do so by a narrow margin. The good news is that a targeted study plan focused on your weak areas can make a significant difference on your next attempt.

Tips to Pass on Your First Try
